With this "Do-It-Yourself" mindset, some people may think they do not need a real estate agent to sell their home. While this is technically true, the benefits of hiring an agent are overwhelming. One of the first things an agent will do is determine the value of your home to establish a listing price. He/she will complete a comparative market analysis, or a CMA, which is a comparison of homes similar to your home (size, location, amenities, etc.) that are currently on the market and have recently sold. Agents also have many marketing tools at their fingertips. Most have their own websites to market the property, multiple listing service (or MLS, which is a database that most agents belong to which displays listings for other agents to see), send out E-Flyers, place ads in magazines and newspapers, and signs for the front yard. Not to mention, taking all phone calls and emails regarding the property to answer questions, scheduling and performing showings, and drawing up all necessary contracts properly and according to law. Real estate agents know the legal process that needs to be done in order to sell and buy a home, and they do all of it for you. All you have to do is sign papers when working with a realtor. You would probably need a lawyer to make sure all paperwork is done legally, if you did not have a realtor, to make sure all goes smoothly. Realtors are required to follow strict laws and codes of ethics, otherwise they can suffer major consequences. Therefore they would be liable for any mistakes made during the process, not you.
