homebuyerWhen getting ready to look for your next home, you should be aware of the 3 L's and the 3 C's. You might be wondering what the L's and C's are but its actually quite simple. Location is what most people look for when getting their next home. It is important to some to be by a good school for their children, in a good neighborhood and close to town. Keep in mind the lot also, whether you want a big lot or a small one, you have to consider your options. If its a big lot, will you have the time to keep up with the yard maintenance or if its a small yard, will your children or dogs have enough room to run around? Finally, the last "L" is the layout. When looking at homes, if the layout does not work for you and/or your family, don't buy it (even though it's listed at a good price that's within your budget). You don't want to be struggling if the house only comes with one bathroom and there is 4 of you. The C's are slightly different and can be basically resolved. Cleanliness is key when looking at homes. If you are the seller of the house, the house must be extremely clean. Clothes put away, dishes in their place and have the house smelling good. No one wants to move into a dirty home. But remember, that its not a permanent issue. It can always be scrubbed down, so don't pass up a house just because it looks dirty. Carpet and Color get changed all the time. Old, dingy carpet gets replaced and if it hasn't, don't let this stop you from buying your home. Color is the same way. If you don't like the colors inside the house now, don't worry. Both of the problems can be fixed! Condition is pretty much the same as the other two C's. Home inspections can tell you a lot about your home and what needs to be fixed no matter what it is. Roofs, air conditioner, water heaters, etc. You can even use some of these issues/expenses when negotiating a sales price. Don't pass up your chance on a good home, only you can really decipher the 3 L's and C's and be on your way to a good home!
