The final walk-through allowed to the buyer right before closing is more important than many may think. Sure you've already seen the house a couple of times and decided to lay down the money and sign all the papers, so why go see it again? It's going to be your regardless, right? Wrong. It is important to make sure the seller performed repairs that were agreed upon prior to possession. Maybe the seller forgot to take old belongings out of the attic. Maybe the seller took the drapes and window coverings that were supposed to stay with the home. Maybe they damaged the home when moving out. This is one of those situations where "it's better to be safe than sorry" surely applies. It will give you some peace of mind when you are signing all the paperwork and handing over the funds at the actual closing. The final walk-through will allow you to be sure that you and the seller are on the same page in regarding the condition of the home that you will be buying.
