South Austin has room to grow. It also has developers on pins and needles waiting to sink their teeth in. All that bare frontage along South Interstate 35 is waiting for city water and sewer services to be available in the two years to hopefully begin a 599 acre development that will create shops, restaurants, offices, apartments, a hotel, and a hospital. The developers and investors are ready and willing, but they might not be able. Commercial real estate has taken a blow with the downturn in the economy and real estate market. Those involved in launching the project will need to get financing. Fewer private investors are willing to back such projects. Banks have become much stricter with lending now. The interest and the demand are there, but we will have to stay tuned to see if and when the money catches up.
